Using your account

You need an account to create property analyses. Give accurate account information, keep your sign-in details private, and contact us if you think someone else has used your account.

Use Prudentia for lawful property evaluation. Do not interfere with the service, bypass access controls, make excessive automated requests, or copy or resell third-party data obtained through it. Submit only material you have permission to use. We may apply technical limits to protect the service and its providers.

Property analyses and reports

Prudentia provides a first-pass screen for long-term rental properties. A report may combine a property-data provider's rent estimate and comparable listings, the price and operating assumptions you enter, calculations made by Prudentia, and AI-assisted commentary. You can inspect and edit many of the assumptions.

Each part has limits. A rent estimate is not an appraisal. Comparable asking rents do not establish signed leases or collected rent. Provider data and AI commentary may be incomplete, stale, or wrong. The calculations use a simplified model and cannot cover every property condition, expense, financing term, tax consequence, or local rule.

Check the property, rental evidence, assumptions, and math independently before you act. Get advice from qualified professionals when appropriate. You make your own investment and financing decisions. Prudentia does not act as your broker, lender, appraiser, lawyer, or tax adviser.

Your material and reports

You keep any rights you have in the addresses, assumptions, deal lists, documents, images, and other material you submit. You permit Prudentia and the service providers needed for a feature to receive and process that material to provide, maintain, secure, and support the service. The Privacy Policy explains what is saved and how to ask about deletion.

Prudentia and its licensors keep their rights in the service, its software, and provider-supplied content. You may download a report for your own property evaluation. Downloading it does not transfer ownership of third-party data. Do not publish, sell, or broadly redistribute provider-supplied listings or other third-party content without permission.

Access and payment

The access available to you depends on your account and any written offer you accept. Some access is complimentary. If paid access is offered, its price, length, and payment terms are shown before you pay. Access under a paid offer begins only after payment is verified.

When a time-limited paid seat ends, existing saved reports remain readable and exportable under the Privacy Policy, while new analyses and provider requests stop. Request limits and safeguards may still apply while access is active. Email hello@getprudentia.com with a payment or access question.

Other services

Prudentia uses outside services for account functions, hosting, property information, AI processing, payments when applicable, and diagnostics. Their data and availability may change. The Privacy Policy explains what information they may receive.

When Google Maps address suggestions are available, Prudentia includes Google Maps features and content. Your use of those features and content is subject to the current Google Maps End User Additional Terms of Service and Google Privacy Policy. Check a suggested address before submitting it. You can enter an address manually. The Privacy Policy explains when typed text is still sent for suggestions.

Suspension and account closure

We may limit or suspend access to protect accounts or the service, address misuse or a payment problem, or comply with law or provider obligations. You may stop using the service and ask about account closure or deletion by emailing hello@getprudentia.com. Ending access alone does not delete saved reports. The Privacy Policy explains how requests are handled.

Changes and contact
